What infrastructure will surround the “Palangos Šilas” block?

Within the radius of 500m, you will find food stores (the closest grocery store IKI is 300m away), schools and kindergartens, banks and medical facilities. The new bus station of Palanga is being constructed nearby; there is a number of cafes and bars.



What is the distance from “Palangos Šilas” to the sea?

1.8km, thus you will be able to reach the sea by bike just in 7 minutes!



What is the distance from “Palangos Šilas”  to J. Basanavičiaus Street?

The town’s centre is in 10 minutes’ walk by foot.



When is it planned to end the construction?

During the first phase of the construction, the building A will be built. The construction will be started in the 2nd quarter of 2014, and the completion is scheduled in the second quarter of 2015.



Will the security of the designed block be provided?

The area will be fenced, with installed gates / gate bar placed around the clock. The car owners will have remote controls used for the control of the moveable gates / gate bar. The same remote control will be used to enter into the underground parking on the ground floor. The apartments will be equipped with intercom handsets for the opening of the front door. The building door can be locked with a key. The entrance from the ground room will be locked with a separate key.



What will be the welfare of the “Palangos Šilas” block?

"Palangos Šilas" will be located in romantic surroundings, next to the forest. You will constantly be surrounded by fresh air and green environment as well as harmonizing architectural solutions. When planning the territory of the block, first of all we sought to create a safe, comfortable and modern place that meets your needs. For your safety and comfort, the whole area will be lighted and fenced, will have lockable gates and gate bar installed, both ground and underground parking lots for cars under the buildings, locked storerooms designed on the ground floors. The western part of the territory contains 0.5 ha forest, where residents will be equipped with closed recreational areas. The apartment terraces with direct access to the skirts of the forest will allow you to enjoy the benefits of nature. In the central part of the territory, it is planned to install a courtyard with walking paths, recreational areas and green space, where you will be able to relax, play, do sports or just read a book on a bench under a tree.



What materials will be used for the finishing of the facades of the apartment buildings?

During the designing of “Palangos Šilas” residential block, we paid close attention to the quality of construction and architecture, thus we have chosen only the best finishing materials - high-pressure laminate panels used in the solutions oriented to the marine climate and ceramic tiles.



 Are there any apartments adjusted for the disabled? What will be the choice of apartments in “Palangos Šilas”?

The “Palangos Šilas” block will consist of four standard, 5-storey apartment buildings, each of which will contain 62-70 apartments. Each house offers a wide choice of 1-4 room apartments of nine different layouts, with the area from 23.85m2 to 95.98m2. You will be delighted by the functional layout, the option to choose an apartment adjusted for the disabled, balconies or terraces in each apartment, option to install fireplaces in the fifth-floor apartments, spacious and bright lounges, elevators installed in all houses.



What is the initial purchase fee?

When buying the selected apartment, a preliminary purchase and sale agreement will be signed and the initial fee must be paid - 15% of the price of the apartment.



What are the parking options in the “Palangos Šilas” block?

There will be both ground and underground parking lots for cars. The ground floors will have the gates operated by remote control.



Are the apartments equipped with storerooms?

If you have less frequently or only seasonally used items, or just want to be able to keep a bike not in the apartment – you may purchase a storeroom on the ground floor of the buildings.



Do all apartments have balconies?

All apartments of the “Palangos Šilas” blocks have balconies or terraces, which will allow you to fully enjoy the natural surroundings. Each balcony will be equipped with individual lighting.



What are the finishing options of the apartments for sale?

Apartments will be sold with partial finishing.

Walls: plastered masonry, unplastered reinforced concrete partitions.
Ceilings: open reinforced concrete structures.
Flooring: concrete surface ready for the installation of the upper surface.
WC facility: without waterproof finishing.
According to the apartment project, heating appliances will be installed as well as electrical wiring concealed. Copper wire, power cable for a cooker.

What is the heating system installed in the “Palangos Šilas” block?

The designed energy saving heat-collecting system will help to adjust heating in the apartments. Hot water circulation will be ensured. The apartments will be equipped with steel radiators with thermostatic valves. The valve setting provides a certain water flow through the device. Bath towels dryers are designed electric. 



Do the design solutions guarantee warm home solutions?

The houses of the “Palangos Šilas” block are designed to meet the energy efficiency class B. According to the energy performance classification, this class ensures a house warm with low needs for energy. The structures of the buildings of “Palangos Šilas” (foundation, walls, roof) will be properly insulated, highly resistant; the installation of the construction joints will contain no cold bridges. We have selected proper and high-quality windows and doors installed so to avoid the slightest heat loss. We have designed natural ventilation and the possibility for installing air conditioners. In the 5th floor apartments, there will be places for the local recovery system according to the needs.



What sound insulation will be ensured in the “Palangos Šilas” block?

Structural solutions of the walls separating the apartments ensure improved acoustic comfort conditions class (acoustic comfort level).



Where will meters for the accounting be installed?

In the common areas (corridors) on each floor, it is designed to install cold and hot water accounting closets for the apartments with cold and hot water meters with the function of remote data reading and transfer to the home accounting data hub. Electricity accounting devices will be mounted in the electricity distribution boardroom on the basement floor. Parameters will be read remotely. Commutation relations cabinets / boxes are designed on each floor of the residential building. Wiring conduits will be laid from these devices to the apartments and junction boxes will be provided in each apartment.
